Getting your Abu Dhabi home ready for the cooler months
After a long summer of non-stop air conditioning, a few simple checks keep your home healthy, efficient and comfortable through winter.

The hottest months are behind us, and for most homes in Abu Dhabi that means the air conditioning has been running almost every hour since May. The cooler season is the best time to give your home a little attention — it is easier to work in, and small issues are cheaper to fix now than in next July.
Give the AC a rest — and a clean
- Clean or replace the filters. Dust builds up quickly after summer and makes units work harder. If you are not sure how to open your unit, log a request in the tenant portal and our maintenance team will do it.
- Raise the thermostat. On mild days, 24–25°C is usually comfortable and noticeably cheaper than 20°C.
- Listen for changes. Rattling, dripping or a unit that never switches off are early signs of a fault. Report them before they become a leak.
Check for summer damage
- Look at ceilings and walls near AC units for brown marks or bubbling paint — signs of a condensate leak.
- Check window and balcony seals. Gaps that let in heat in summer will let in dust and rain in winter.
- Run water in rarely used bathrooms so traps do not dry out and release odours.
Get ready for the rain
Abu Dhabi does not see much rain, but when it comes it can be heavy. Keep balcony drains clear of leaves and dust, move items away from balcony doors, and make sure nothing is blocking the floor drain in your balcony or terrace.
Save on your utility bill
- Switch the water heater off for a few hours a day when you do not need hot water.
- Use curtains: open them in the morning sun, close them at night.
- Run washing machines and dishwashers with full loads.
